NRI Homebuyer & Investor FAQs
Can Non-Resident Indians (NRIs) and OCIs purchase residential property at Mantra Meridian Riverside?
Yes, under the Foreign Exchange Management Act (FEMA) guidelines and Reserve Bank of India (RBI) general permissions, NRIs and Overseas Citizens of India (OCIs) can purchase unlimited residential real estate in India without needing prior approval from the RBI.
What banking channels must be used by NRIs to fund property purchases?
Payments must be made in Indian Rupees through normal banking channels via inward remittances from overseas through an NRE (Non-Resident External) or NRO (Non-Resident Ordinary) account, or FCNR (Foreign Currency Non-Resident) deposits. Payment cannot be made via foreign currency traveller’s cheques or cash.
Are capital gains and rental yields repatriable back to the NRI’s host country?
Yes. Rental income is fully repatriable under the USD 1 Million Scheme through an NRO account after deduction of applicable Indian withholding taxes (TDS) and submission of Form 15CA/15CB certified by a chartered accountant. For property sales, capital proceeds equivalent to the initial foreign inward remittance can be repatriated freely via NRE accounts, subject to FEMA limits.
